Houston: Experience

The base prices shown in the Floor Plan Ideas page includes certain allowances and the final price will vary based on the Home Buyers homesite, topography and selections. The typical Build On Your Lot experience includes the following:

Introductions 

An initial meeting with one of our sales professionals will focus on understanding your Vision—the perfect location, community, home site, floor plan design, and features built within their time and financial constraints. In many cases, our clients arrive already owning their home site and in others, we assist in the search.

Initial Plan Design

We offer the flexibility to either design a custom floor plan or customize one of our existing Luxury Collection plans. In each case, our sales professionals work with you and one of our architectural firms to develop the initial concept.

Refined Plan Design

A second plan design meeting will be conducted to review and finalize the initial concept. With the concept plan complete, the exterior elevation or “face” of the home is developed.

Final Plan Design Specifications, and Bidding

Upon approval of the concept plan and elevation, the architect will complete the construction drawings, and we will form a construction budget and specifications for your home.

Project Review 

Upon completion of plans and budgeting, we will review the revised plan, pricing, and specifications.

Contract 

Upon agreement for the plans and specifications of the home, a contract will be written for the construction of the home.


Interior Design and Landscape Architecture

With the contract complete, exterior and interior selections are finalized with Finishing Touches. Depending on the community and your needs, many of our clients secure the services of Matt Stevens, landscape architect, to plan and develop the complete vision for the exterior spaces.

Interim Financing 

With interior and exterior decisions completed, your interim lending arrangements are finalized. If you need assistance with the interim loan process, we work with a strong collection of lenders on a day-to-day basis and will be happy to make a recommendation and facilitate the loan.

Construction Start 

Construction will begin following interim loan funding, receipt of all permits and approvals.

Construction of Your Home

A Sitterle Construction Manager will take charge of your project, and he will become your primary contact during the construction of your home. He will establish a weekly meeting, if desired, to answer any questions you may have and discuss any changes or additions you may wish to make during construction. Our Sitterle Homes team is available to answer any questions or concerns you may have during the construction of the home.

Your Home Nears Completion

A walk-through will be scheduled with your construction manager. This will be your opportunity to identify any cosmetic repairs or items that are in need of repair prior to closing.

Completion and Closing of Your New Home

Within 7 days after the walk-through, you will take ownership of your new Houston home.
