Reports to: Sales Manager

Sitterle Homes is seeking a self-motivated sales professional to represent the company in the Bastrop master planned community of The Colony. Specific community placement will be discussed at interview.

Sitterle Homes is a local homebuilder known for their unrivaled quality and timeless design. The company has an impressive 55+ year history of building over 7,500 luxury garden, traditional, and estate homes in Central Texas. The Sitterle product is a tier above the rest and includes luxury, lifestyle, and subtle features as the standard.

The New Home Consultant position requires attention to detail, reasonable care, and effective communication as they coach new home buyers through the purchase of their new home.

Responsibilities:

  • Serve as the company representative of the community. Establish and maintain relationships with prospects, buyers, homeowners, Realtors, developers and community personnel.
  • Articulate the Sitterle quality difference by demonstrating model homes, homesites, spec homes, and floorplans.
  • Instill confidence in product, location, investment, lifestyle, and enjoyment that a Sitterle home brings.
  • Meets or exceeds sales objectives. Documentation of follow up techniques.
  • Supplement lead generation through referrals and relationship marketing.
  • Stay up to date on community happenings and competitor analysis. Provides traffic reports and other requested paperwork.
  • Ensures that model home or sales office is in pristine condition at all times.
  • Effectively communicates issues, concerns, or deadlines with builder and design team.
  • Effectively communicates with buyers at every interaction including weekly progress updates.
  • Write and explain sales contracts, change orders, and diagrams.
  • Proactively schedule buyer meetings through decorator and construction phases.
  • Attends the pre-start, pre-drywall, pre-close orientation meetings.
  • Monitors color selects for completeness and consistency.
    Continues to enhance sales, professional and negotiating skills.
  • Recommends and implements innovative marketing and sales strategies.
  • Coordinates seamlessly with Sitterle colleagues, prospects, buyers, realtors, designers, lenders, appraisers etc. to sell, build, and close homes smoothly in a timely and cost effective manner.

Education Requirements

Bachelor’s degree is preferred. Requires mathematical skills and computer proficiency in Microsoft Excel, Word, and Outlook. Knowledge of BRIX and Hubspot CRM Lead Management database is a plus.

Reports to: Project Manager

General Description

  • Manages, coordinates, and motivates Subcontractors and Vendors to build high quality homes.
  • Supervises the construction effort to ensure home completion in accordance with design, budget, schedule, customer goals and company objectives.
  • Schedules all aspects of the building process including material orders, installations, and job phases.
  • Conducts on-site meetings with Subcontractors, Vendors, Buyers, and others as appropriate.
  • Verifies layouts and materials.  Ensures Subcontractors and Vendors check requirements.
  • Persistently follows-up on change orders/AWAs and other matters to complete the job correctly and on time.
  • Recommends procedural improvements to the Project Manager and implements those approved.
  • Participates in pre-start, interim construction stage, and pre-close orientation meetings.
  • Enforces compliance with all Subcontractor and Vendor contracts, Scopes of Work, Site Conditions, Job Rules and Safety Requirements.
  • Responsible for organization and maintenance of the on-site field office to project a professional image (organized, clean, signage, etc.)
  • Works harmoniously with the Construction, Sales, Buyers, Trades, Suppliers, Decorators, Office Staff, Inspectors, and others involved in each project.
  • Walks houses and coordinates punch list completion in a timely manner within the project budget.
  • Coordinates completion of assigned warranty items in a timely manner.  Learns from warranty issues and trends.  Recommends and implements approved procedures to reduce issues in the future.
  • Accurately completes paperwork and provides status reports as required.
  • Manages, oversees, provides training and acts as a mentor to new superintendents.
  • Continues education in OSHA and safety, means and methods, codes, management skills, new technology and products.
  • Maintains model homes in accordance with Sitterle standards.

Work Experience and Attribute Requirements

Minimum of two to five years related building experience.  Knowledgeable in all aspects of construction including technology, products, equipment, methods, field engineering, materials, safety, and scheduling.  Outstanding interpersonal skills, attention to detail, ability to communicate with diverse group of individuals. Strong leadership, organizational and multi-tasking skills to direct construction and scheduling activities. Ability to motivate trades to do their very best.  Ability to learn quickly and to prioritize. Computer skills as required. Honest, self motivated, hard working, good negotiator.  Punctual and willing to work extra hours to get the job done.  Positive attitude and follow through.  Calm with Buyers.  Firm and fair with Trades.

Education Requirements

High School is required.  Trade or technical school. Bachelor’s degree is preferred.

General Description

  • Meet or exceed sales goals and objectives.
  • Actively seeks Guests through referrals, demonstrated interest and model visits.
  • Develops rapport and establishes relationships with Prospective Guests that may lead to home sales.
  • Conducts dynamic sales presentations by first listening to the Guests to determine needs and desired benefits.
  • Articulates the Sitterle quality difference and demonstrates the home/home site. Instills confidence in product, location, investment, lifestyle, security, and enjoyment that a Sitterle home will bring.
  • Follows-up with Prospects and Buyers regularly via phone calls, emails, or hand-written correspondence to engage them and to build trust and respect. If the community is not a match, promotes the Sitterle community that is a better fit.
  • Develops and maintains positive relationships with the Realtor and Mortgage Brokerage communities to seek new business.
  • Conducts realtor tours, hosts, and gives presentations at realtor functions, visits realtor offices, distributes marketing materials and asks for referrals.
  • Manages Sales Office, Models and Selects and alerts superintendent on maintenance issues to ensure good showing conditions.
  • Investigates pricing or other issues necessary to make the sale.
  • Maintains knowledge of authorized incentive.
  • Gains approval for any incentives over/or changes to the authorized incentive.
  • Writes accurate contracts and corrects any outstanding items within 24 hours of notification.
  • Writes and explains contracts and the building process.
  • Proactively schedules Buyer meetings through decorator and construction phases. Attends the pre-start, pre-drywall, pre-close orientation meetings.
  • Monitors color and spacing selections for completeness and consistency and repetition guidelines set per the building guidelines of the community developer.
  • Monitors size requirements set per the building guidelines of the community developer.
  • Maintains the highest level of integrity and professionalism by setting realistic Buyer expectations and delivers on promises. Provides outstanding customer service.
  • Writes and coordinates change order requests, approvals, and payments.
  • Keeps Buyers informed at every phase of interaction.
  • Calls Buyers to provide weekly updates on the progress of their homes. Keeps the respective superintendent informed.
  • Updates the Hubspot CRM Lead Management database daily.
  • Completes traffic reports and other paperwork on schedule or as requested by the Division President.
  • Continues to enhance sales, professional and negotiating skills.
  • Recommends and implements innovative marketing and sales strategies.
  • Participates in special projects. Provides input on Sitterle communities, floor plans, specifications, etc.
  • Maintains orderly and current files and communication logs. Reconciles contracts.
  • Coordinates seamlessly with Sitterle colleagues, Prospects, Buyers, Realtors, Interior Designers, Brokers, Lenders, Appraisers, and the Title Company to sell, build, and close homes smoothly in a timely and cost-effective manner.
  • Audits website of assigned community, or communities, monthly and/or within 24 hours of a sale or price change to ensure accuracy. Notifies Marketing if any changes are needed.
  • Audits Buyer’s files in BRIX weekly and ensures that any outstanding Change Orders are completed in a timely manner.
  • Maintains and purchases office supplies/snacks, as necessary. (Will be reimbursed for purchases.)
  • Turns in expense reports with corresponding receipts on the 5th and 19th of each month.
  • Replenishes bottled water as needed.
  • Replenishes office snacks as needed. (Will be reimbursed for purchases.)
  • Identifies homes being built within assigned community that should be entered in MLS for future appraisals and sends that home’s information to the MLS associate along with a minimum of 6 photographs.
  • Sends MLS associate information for all Select homes at sheetrock completion to advertise on MLS along with live photos of the front elevation and rear elevations. More photos may be requested.
  • Attends developer meetings for assigned communities and sends and email to Division President and Operations Manager summarizing any new information.
  • Ensures a SOLD sign is placed on the lot within 24 hours of sale. Maintains SOLD and Available signs within assigned community.

Work Experience and Attribute Requirements

Prior residential sales experience or sales experience in another industry is required.  Must be a dynamic and results oriented sales professional who strives to exceed goals.  Requires a strong customer service background, excellent verbal, and written communication skills. Experience in a service industry is preferred.  Requires expertise in discovery (listening) while interacting with Guests and Families. Requires a strong work ethic and an exceptional attitude.  Must be a highly organized self starter.  Must have the ability to multi-task and work in a fast pace professional environment–with interruptions.  Must work evenings & weekends. May work 6 days a week and “off days”.
